In Evergreen between the price range of $300,000-$600,000 if you are looking for at least 3+ Beds and 2+  Baths with 2000-3000 Square feet there are only 3 Active listings with another 10 homes Under Contract.   Inventory is low with pent-up demand from Buyers for homes to come to market.  Seller's continue to have the upper hand in pricing, many times getting multiple offers above asking, pushing sold comparable prices upwards.  A property located on Lynx Lair in South Evergreen/Craigmont at $465,000 sold in 2 days.  Yes, it's a great time to Sell but are there any buying opportunities? Nearby the Lynx Lair home I recently found buyers an opportunity on Berry Bush Lane(Feature Photo) at $479,000.   With 4 beds and 3 baths  this 2400 square foot home on 1.5 acres took 55 days to go Under Contract.  I was able to convince the listing agent and Seller to take an offer at $472,000 and continent on the sale of the Buyers home in The Highlands near 38Th and Lowell.  We listed their home at $379,000 and went Under Contract in just a few days at $404,000. Both homes sold timely and closed within just a few days of one another.  In addition, the buyers were allowed an extra 30 days to stay in their home to do well needed fix-up work on their new home in Evergreen.  A rare scenario in this market of low inventory but possible with some perseverance.
